Architecture & design · AUD Design

Sydney architecture and interiors, designed to be built.

Architecture, interiors, CDC and DA documentation and BIM coordination, connected from the first sketch to the realities of cost, procurement and construction.

Design that holds together through delivery.

A home or development is designed once but tested many times: by the certifier or council, by the builder's estimator, by the lender's valuer and finally by the people who live in it or buy it. AUD Design designs for all of those tests at once. The result is architecture that keeps its intent through approvals and construction instead of being value-engineered into something else.

AUD Design provides architecture and design services within the AUD Group platform. The studio can work independently, or coordinate with development, construction and procurement teams when that makes the project clearer and the numbers more reliable.

Architecture

Site analysis, concept design, spatial planning, design development and coordinated documentation.

  • Massing and layout options tested against planning controls
  • Natural light, privacy, landscape and outlook
  • Material and façade strategy

Interiors

Material, joinery, lighting and interior planning aligned with the architecture.

  • Kitchens, bathrooms and joinery design
  • Finishes and fixtures schedules
  • Lighting and furniture layouts

Approval documentation

Documentation and consultant coordination for the relevant CDC or DA pathway.

  • Pathway assessment at the start
  • BASIX and consultant inputs coordinated
  • Responses to certifier or council requests

BIM coordination

Model-based coordination to resolve interfaces before construction.

  • Structure and services clashes found on screen, not on site
  • Clearer quantities for pricing
  • Shop-drawing interfaces for procured packages

What we design

Homes and projects across Sydney.

From a single family home to a small development, the brief starts with how the place will be lived in, approved, built and valued.

01

Custom homes

Architect-designed new homes shaped around the site, the family and a realistic construction budget.

02

Knockdown rebuilds

A new home on the land you already own, designed to make the most of the existing block and approval pathway.

03

Duplexes & dual occupancy

Two dwellings with their own identity, efficient layouts and the saleable area buyers look for.

04

Development schemes

Yield and product testing for developers and landowners before a site is bought or a scheme is lodged.

05

Coastal & prestige houses

View-led and coastal homes, the category in which AUD Design's Harbour Sail entry was named a 2026 MUSE Gold Winner.

06

Interiors

Interior design for new builds and renovations, engaged with the architecture or on its own.

How a design project runs

From brief to approval to site.

Each stage ends with a clear decision, so cost and approval risk are known before the next stage commits more fees.

CDC or DA? In NSW many new homes and knockdown rebuilds can be approved as Complying Development by a certifier when the design meets the relevant codes. Heritage, flood, bushfire, lot size or a design that departs from the codes usually means a Development Application to council. Knowing which applies early shapes design freedom, cost and programme.

Brief and site review

Survey, planning controls, approval pathway, budget range and what success looks like for you.

Concept design

Massing and layout options with an early cost and buildability check before one option is chosen.

Design development

Materials, structure and services input, interior direction and a refined cost picture.

Approval documentation

CDC or DA documentation with BASIX and the consultant reports the site needs, lodged and tracked to a decision.

Construction documentation & BIM

Coordinated drawings and models so the builder prices and builds the design that was approved.

Published design recognition

Harbour Sail — 2026 MUSE Gold Winner

MUSE Design Awards lists Harbour Sail by AUD Design (Apex Ultimate Design Studio Pty Ltd) as a 2026 Professional Gold Winner in Architectural Design – Beach Houses.

For a custom home, design decisions need to connect with scope, budget and buildability. Discuss architecture and interiors with AUD Design, with construction scope coordinated separately with AUD Build.

Apex Ultimate Design Studio Pty Ltd (ABN 87 686 752 652), known as AUD Design, is an independent building and interior design company within AUD Group. It also designs AUD Build’s projects. About AUD Design.
Yes. AUD Design prepares design and approval documentation and coordinates the consultant inputs the pathway needs, such as survey, BASIX, stormwater or arborist reports where required. Approval decisions rest with the private certifier (CDC) or council (DA).
It depends on the site. Many new homes and knockdown rebuilds in NSW can be approved as Complying Development if the design meets the relevant codes; heritage, flood, bushfire, lot size or a non-compliant design usually means a DA. We assess the likely pathway at the start because it affects design freedom, cost and programme.
Yes. Interior design can be engaged on its own for a new build or a renovation, or alongside architecture so materials, joinery and lighting are resolved with the building.
No. AUD Design can be engaged independently. Where AUD Build is also engaged, construction scope is contracted separately, and buildability and cost input can flow back into the design earlier.
By testing cost and buildability while the design is still flexible: early structure and services input, a realistic material schedule, and cost feedback from the construction and procurement teams where they are engaged.
