Finance & fund services

Construction and development finance, aligned with the project.

Credit assistance and wholesale fund services delivered through the relevant licensed entity, with responsibilities and authorised scope kept clear.

Finance aligned with the property plan.

Property projects rarely fail for lack of a lender. They stall because the finance was arranged around assumptions that the design, the building contract or the programme later changed. AUD Lend works on the opposite principle: start the finance conversation with the same verified project information the designer, builder and quantity surveyor are using, and keep it consistent as the project moves.

Credit assistance with clear boundaries.

AUD Lend supports property-related credit enquiries through the relevant credit-licensed entity. Any recommendation or assistance depends on the applicant, lender criteria, responsible lending obligations and approval.

Construction finance

Credit assistance for eligible residential construction, including new homes, knockdown rebuilds and duplexes.

Development finance

Coordination of project information for eligible development funding enquiries, from feasibility to cost-to-complete.

Mortgage-related credit

Credit assistance based on the applicant's needs, circumstances and lender criteria.

Project coordination

Clearer exchange of verified project information where several AUD businesses are engaged, with your consent.

General information

How construction finance usually works.

A construction loan is not a normal home loan. Understanding the mechanics early avoids delays when the first progress claim arrives.

This is general information about how construction lending commonly works in NSW. Individual lenders set their own requirements. It is not credit advice.

Progress payments

Funds are usually released in stages as the build progresses, often around base or slab, frame, lock-up, fixing and practical completion, rather than as one lump sum.

Interest on what is drawn

Interest is generally charged on the amount drawn so far, so repayments typically increase as each stage is paid.

Documents lenders ask for

Commonly a fixed-price building contract, approved plans and specifications, the builder's licence and NSW Home Building Compensation Fund certificate, and a valuation on an as-if-complete basis.

Variations and contingency

Changes after the contract is signed may need to be funded from your own resources or approved by the lender. A realistic contingency protects the programme.

Completion and final drawdown

The final payment is typically tied to practical completion and the occupation certificate. The loan then usually converts to a standard repayment structure.

For a development, lenders typically look past the borrower to the project itself. They will usually want to understand:

  • The feasibility: land and construction costs, professional fees, finance costs, end values and margin.
  • Equity: how much of the project cost the developer contributes.
  • Approvals: whether a DA or CDC is in place and what conditions apply.
  • The builder and contract: licence, insurance, track record and a fixed-price contract.
  • Cost reports: quantity surveyor reports and cost-to-complete during construction.
  • Presales and exit: for larger projects, the level of presales or the plan to refinance or hold.

When development strategy, design and construction are coordinated, these documents are produced from one consistent set of project information. That is where AUD Lend's coordination role adds value: fewer contradictions between the feasibility, the drawings and the building contract, and fewer questions from the credit assessor.

What to prepare for a first conversation: project address and stage, approval status, the latest cost estimate or building contract, your expected end value or purpose (to sell, hold or live in), and your contribution. Personal financial details are only collected once you decide to proceed.
