Development is one chain of decisions.

We do not treat development as a sequence of disconnected consultants and contractors. The site price, planning pathway, room proportions, structural system, procurement timing and exit strategy all shape the same result. When those decisions are made in isolation, value leaks out through redesign, approval delays, cost overruns and blurred responsibility.

AUD Group connects them early. Development thinking sits alongside architecture, construction, finance, procurement and sales input from the first feasibility, so the scheme that goes to approval is also one that can be built, funded and sold.

Our objective is straightforward: create residences people want to own, while keeping a disciplined margin of safety in every project.

Start with the decision, not the drawing.

Every engagement begins with the commercial question. What can this site support? Which approval pathway is realistic? What will buyers in this suburb pay for, and what will it cost to deliver? Only then does the design brief take shape. This order protects landowners and investors from the most expensive mistake in residential development: a beautiful scheme that does not stack up.

Development focus

Residential projects with a clear reason to exist.

We focus on segments where design quality, local knowledge and integrated delivery can materially improve the outcome.

01

Luxury residences

Design-led houses in Sydney's premium suburbs, shaped around local buyer expectations, privacy, light, landscape and long-term resale appeal.

02

Duplex & boutique infill

Medium-density outcomes that balance planning efficiency, buildability, individual identity and saleable internal space.

03

Income-focused housing

Selected project-home and rental-oriented developments tested against rental demand, construction efficiency and asset quality.

04

Landowner & JV partnerships

Acquisition, development-management and joint-venture structures for landowners and capital partners who want an aligned pathway.

05

Knockdown rebuild to sell or hold

Owner sites where a new home, or two, can unlock more value than a renovation. Construction is scoped separately with AUD Build.

06

Site and feasibility reviews

An early, independent view of what a site can support before you buy, sell or commit to a design.

Integrated development platform

One project. One commercial logic.

The right design is not simply beautiful. It is approvable, buildable, financeable, saleable and appropriate for the site.

What to send us first: the address, land size and frontage, zoning or a Section 10.7 planning certificate, any survey or plans, and the outcome you want. Submit a site.

Site strategy & feasibility

Planning controls, product options, comparable sales, cost, funding and exit scenarios. We test downside cases (slower sales, cost movement, longer approvals) before anyone commits to a price.

Design & approvals

Architecture and interiors through AUD Design, consultant coordination and a practical CDC or DA pathway chosen for the site's constraints.

Cost, procurement & funding coordination

Early cost planning, package strategy, cross-border procurement where it helps, and finance coordination through the licensed credit entity.

Construction delivery & quality

Buildability-led documentation, programme and cost control, and site delivery by the licensed builder engaged for the project, such as AUD Build.

Sales, leasing & asset strategy

Positioning, project marketing and sales, and a live comparison of sell, lease, hold or partner exits as conditions change.

Development discipline

Value is created before construction starts.

Most of a project's margin is won or lost in the decisions made before the first excavator arrives.

Market-backed product

Buyer demand and comparable evidence inform the brief, not personal preference alone.

Margin of safety

Feasibility is tested against downside scenarios, delays, cost movement and exit risk.

Buildable design

Structure, services, materials and details are coordinated around real site delivery. Why early buildability matters.

Procurement leverage

Package planning and repeat procurement improve cost visibility and delivery certainty.

Exit flexibility

Projects are considered through sale, leasing, hold and partnership pathways where suitable.

Clear responsibility

Each business works under its own contract and licence, so accountability never blurs. How integration should work.

Landowners

Sell, develop or partner

Compare an outright sale with development management or a structured joint venture for a suitable site, using the same feasibility numbers. Landowner partnerships.

Capital partners

Project-specific opportunities

Transparent feasibility, governance and risk allocation for each project. Fund services are available only through the licensed entity and to eligible clients.

Professional partners

Agents, planners, brokers

We work with agents, planners, engineers, brokers and consultants who strengthen project outcomes and bring suitable sites.

Buyers & occupiers

Homes built for living

Homes shaped around how people actually live, not simply how floor area is counted.

Specialist capability, coordinated around the development.

Relevant services are delivered by the appropriate AUD Group business or professional partner under separate scopes, contracts and regulatory requirements. You can engage one business or several.
